Provision of cost planning and development advisory services for a proposed hotel development located within the Central Precinct and emerging Tech Central district of Sydney.

The project comprises a 16–17 storey, 144-room hotel development on an extremely constrained inner city site approximately 9.5 metres wide, located between an existing commercial tower and critical infrastructure immediately adjacent to Central Station.

Services included feasibility testing and cost planning through to Development Application (DA) approval, supporting design development and key project decision making during early project phases.

The scheme includes activated ground floor uses and a through site pedestrian link designed to improve connectivity and contribute to the surrounding public domain.

The narrow site conditions and proximity to adjoining structures required careful consideration of structural efficiency, construction methodology and vertical logistics, with limited access and staging constraints driving key cost and programme risks.

The architectural response adopts a distinctive wedge shaped form driven by planning controls, solar access and urban design considerations, resulting in complex geometry and façade articulation with direct implications for buildability and cost planning.

Key cost drivers include constrained site access, vertical construction logistics, façade complexity, structural efficiency and coordination with existing adjacent buildings and infrastructure.

The development forms part of the broader Central Precinct renewal, contributing to increased density and activation within one of Sydney’s most significant transport oriented growth areas.
