Provision of independent cost planning peer review and commercial advisory services for a major mixed-use development located within the Tech Central precinct at Central Station.
The project comprises the redevelopment of the heritage-listed Parcels Post Building, with the addition of a new multi storey tower above, delivering a large scale mixed-use development incorporating hotel, commercial office, co-working and retail uses.
The development includes a 45-storey tower, incorporating a 5-star hotel comprising approximately 240 keys across dedicated upper levels, together with approximately 30,000m² of commercial office space and activated ground plane retail.
The scheme involves a highly complex construction interface with surrounding infrastructure, including integration with the Central Station precinct and the Devonshire Street pedestrian tunnel, requiring significant staging, temporary works and top down construction methodology to maintain ongoing operation of adjacent transport assets.
Services included multiple detailed peer reviews and independent cost assessments to support the project team in identifying commercial risks, validating cost planning assumptions and informing design development decisions.
