Provision of cost planning services for a major commercial office development located at the intersection of Hunter and Pitt Streets within the Sydney CBD.
The project comprises a landmark commercial office tower delivering ~42,000m² of commercial and retail NLA, positioned above the future Hunter Street Metro station and forming a key component of the evolving Martin Place precinct.
The development includes a high rise office tower with integrated podium buildings, retail activation and a publicly accessible through site link connecting Pitt Street to the new metro infrastructure.
The scheme retains and integrates heritage elements within the podium, requiring coordination between adaptive reuse and new build components.
A defining feature of the project is the use of a timber hybrid structural system, incorporating mass timber floorplates across a significant portion of the tower, driving key considerations around cost, procurement and construction methodology.
The role involved cost planning from initial feasibility through design development and appointment of an Early Contractor Involvement (ECI) contractor, including collaboration with the contractor team through multiple cost plan updates to inform design decisions and commercial outcomes.
The project is progressing through advanced design, with pricing being developed to support final commercialisation.
