Provision of full cost management services for the delivery of a mixed-use health and commercial development within the Royal North Shore Hospital precinct.
The project comprises a multi-tenanted specialist healthcare facility integrating medical, commercial and retail uses, positioned adjacent to Royal North Shore Public Hospital and North Shore Private Hospital within one of Sydney’s primary health precincts.
The development delivers approximately 17,000m² of net lettable area across two towers above a shared podium and five level basement, accommodating a diverse range of healthcare providers including day surgery, medical imaging, pathology, cancer treatment, consulting suites and allied health services.
The project is structured as a flexible shell and core commercial model, enabling medical tenants to deliver bespoke fitouts while maintaining a high quality base building and shared amenity offering, consistent with an institutional grade healthcare asset.
Key components include a large scale basement providing over 300 car spaces, activated ground plane retail and public interface, and a pedestrian link bridge connecting directly to North Shore Private Hospital, supporting integration with the broader health precinct.
The development presented significant technical and commercial complexity, including construction on a steeply sloping site requiring extensive excavation and shoring, integration of complex structural systems including transfer structures and cantilevers, and delivery of specialist facilities such as a radiation therapy (LINAC) bunker.
Delivered within a live hospital environment, the project required careful staging, logistics planning and stakeholder coordination to minimise disruption to ongoing healthcare operations.
Procured under a Design & Construct model and delivered by Roberts Co, the project was completed in 2021 and establishes a benchmark for integrated private healthcare facilities within a major metropolitan health precinct.
