Provision of cost planning services during design development and tender phase for a design-led commercial office development within the Alexandria / Green Square precinct.

The project comprised approximately 20,000m² of A-Grade commercial office space delivered across a low rise, campus style development, located in close proximity to Green Square Station within Sydney’s emerging city fringe office market.

The scheme was designed as a highly flexible “walk-up workplace”, incorporating interconnected floorplates, external terraces and landscaped areas, enabling direct access between levels and promoting a strong connection to outdoor space.

A central through site link and laneway bisected the development, providing permeability through the site and activating the ground plane, while introducing natural light and ventilation into the building.

The building form incorporated a series of stepped volumes and landscaped terraces, creating a contemporary alternative to traditional CBD office typologies and driving key cost considerations associated with façade articulation and external works.

The project was fully documented and taken to market under a D&C procurement strategy, with a contractor engaged through a competitive tender process.

While the project did not proceed to construction due to commercial leasing conditions, the development was advanced to a fully resolved and deliverable position.

The project targeted minimum 5 Star Green Star and 5.5 Star NABERS Energy ratings.
