Provision of cost planning and cost management services for a new A-Grade commercial office tower within the North Sydney CBD.

The project comprises a 27-storey commercial office building delivering approximately 30,000m² of NLA (circa 33,000m² GFA), positioned as a landmark development within North Sydney and designed to provide a premium commercial offering in a highly competitive office market.

The scheme incorporates a through site link, central atrium space and flexible floorplates, together with a multi level podium and activated ground plane integrating retail, hospitality and public domain improvements.

The building is defined by a distinctive curved façade inspired by the Waratah flower, with articulated form and external expression creating key cost drivers associated with façade complexity and structural geometry.

The development also includes landscaped rooftop spaces and communal areas designed to enhance tenant amenity and support contemporary workplace requirements.

Delivered on a consolidated CBD site assembled from multiple existing lots, the project required careful consideration of planning constraints, site logistics and staging.

The development targets high sustainability outcomes including 6 Star Green Star and 5.5 Star NABERS Energy ratings, positioning it as a next-generation commercial workplace.
