Provision of independent cost planning and peer review services, including review of contractor pricing, for a major mixed-use co-living development within the Parramatta CBD.

The project comprises a 16-storey tower incorporating a 3-storey mixed-use podium with retail and commercial uses, above which are co-living accommodation levels delivering over 300 rooms with extensive communal facilities and resident amenity.

The development replaces an existing car park site and forms part of the ongoing transformation of Parramatta into a higher density mixed-use CBD.

The scheme is designed as a next generation co-living product, incorporating shared living, working and social spaces, rooftop amenities and a curated hospitality offering, responding to evolving residential models within high-density urban environments.

The project adopts a volumetric modular construction methodology for the residential components, integrated with a conventional podium structure, driving efficiencies in programme, buildability and cost.

Key components include activated ground floor retail, commercial tenancies within the podium, and a range of communal spaces including kitchens, dining areas, lounges, wellness facilities and landscaped outdoor areas supporting resident interaction and community building.

The project required careful consideration of planning constraints associated with its location adjacent to Parramatta Park and surrounding heritage context, together with integration of contemporary co-living typologies within a sensitive urban setting.
