Provision of cost planning and cost management services for the delivery of a boutique residential development in Neutral Bay on Sydney’s Lower North Shore.
The project comprises an 8-storey residential building delivering 45 apartments across an amalgamated site at 54–64 Barry Street, replacing four existing dwellings and forming a high quality infill development within an established residential neighbourhood.
The development includes a mix of one, two and three bedroom apartments, together with three levels of basement parking, ground floor landscaped communal areas and a rooftop terrace incorporating pool, outdoor dining and shared amenity spaces.
The architectural response is carefully considered to integrate with the surrounding streetscape, incorporating a refined material palette of stone and metal detailing, landscaped terraces and articulated built form to reduce perceived bulk and enhance residential amenity.
Key components include integration of an affordable housing component, delivery of high quality communal spaces and landscaped environments, and optimisation of yield within the planning framework associated with low and mid-rise housing reforms.
The project presents typical inner urban infill challenges, including demolition of existing dwellings, basement excavation and coordination within a constrained residential setting, together with balancing planning, design and commercial outcomes.
