Provision of cost planning and commercial advisory services from design competition through design development and tender for a new commercial office tower within the Parramatta CBD.
The project comprised a proposed 34-storey A-grade commercial office building delivering approximately 46,000m² of net lettable area, with large, efficient floorplates designed to accommodate a major government tenant.
Services included cost planning through design development, preparation of tender documentation and management of the tender process, including negotiation of a contract sum with a preferred contractor as part of a competitive bid process.
The scheme incorporated a complex structural solution, with the tower constructed above an existing operational car park requiring a full transfer structure. The building was supported via a large scale transfer system, resulting in a steel framed superstructure to reduce building weight and enable efficient load transfer.
The project was progressed through tender and contractor negotiation, however did not proceed due to market conditions, and the asset was subsequently divested by the client.
