Provision of full cost planning and cost management services for a new A-Grade commercial office tower within the North Sydney CBD.
The project comprises a 29-storey commercial office building delivering approximately 20,000m² of NLA, developed as the Australian headquarters for Zurich Financial Services and forming a prominent addition to the North Sydney skyline.
The development includes a two level podium, three basement levels, end-of-trip facilities and a rooftop terrace, together with efficient floorplates designed to maximise natural light, views and workplace flexibility.
The project involved demolition of an existing commercial building, including removal of hazardous materials, and excavation for basement construction in a constrained CBD environment with challenging ground conditions.
The tower is defined by a distinctive curved façade and articulated floorplate geometry, requiring detailed coordination of façade systems, structure and services and contributing to key cost drivers associated with façade complexity and structural efficiency.
The project required careful management of programme, staging and construction logistics within a dense urban environment.
Procured via an Early Contractor Involvement (ECI) process transitioning to Design & Construct, the project required strong cost control and commercial management through design development and delivery.
The development achieves 5 Star Green Star and 5 Star NABERS Energy ratings, positioning it as a premium sustainable commercial asset within the North Sydney market.
