Provision of full cost planning and cost management services for a new A-Grade commercial office development and integrated fitout within the Parramatta CBD.

The project comprises a 14-storey commercial office building delivering approximately 25,000m² of NLA, designed to accommodate over 1,800 occupants and positioned as a key government workplace within Sydney’s emerging second CBD.

The development includes a double height ground floor lobby, extensive end-of-trip facilities and multiple interconnected atriums with curved structural steel stairs and feature timber ceilings, together with a rooftop terrace incorporating outdoor dining and recreational spaces.

Delivered as a fully integrated base building and fitout, the project required careful coordination between base building works and tenant fitout, including alignment of structure, services and workplace design to meet specific operational requirements.

The project also involved interfacing with an existing building and re-use of the existing basement structure, requiring coordination of staging, access and services integration within a constrained CBD environment.

The building incorporates high performance façade systems and efficient floorplates to maximise natural light and workplace flexibility, creating a premium commercial offering within the Parramatta market.

Delivered under a Design & Construct procurement model, the project included basement works, loading dock facilities and complex services integration.

The development achieves a 6 Star Green Star rating and strong NABERS performance, positioning it as a leading sustainable commercial building within Western Sydney.
