Provision of cost management services for the major refurbishment and repositioning of an existing commercial office tower within the Sydney CBD.
The project involved the transformation of a 20-storey 1970s commercial building located on the corner of Martin Place and Pitt Street into a premium, high performance office asset within Sydney’s financial core.
The development comprised a full strip out back to the existing steel frame, including removal of hazardous materials and significant structural modifications. This included relocation of the building core and extension of the floorplate to increase NLA and improve tenant flexibility.
A key feature of the project was the complete replacement of the existing façade with a bespoke high performance glass system incorporating dichroic panels, delivering a distinctive architectural outcome while significantly improving environmental performance.
The ground plane was reconfigured to enhance pedestrian amenity and activate the Martin Place frontage, including a new glazed podium interface.
Delivered within the constraints of an existing structure, the project required careful coordination of demolition, structural strengthening and services upgrades, together with complex staging in a highly constrained CBD environment.
The redevelopment achieves a 6 Star Green Star rating and 5 Star NABERS Energy rating, repositioning the building as a premium commercial offering within the Sydney market.
